Administrative Responsibilities
Tenant Applications
Formal application and screening process for prospective tenants, including credit, background and eviction check, as well as income and past landlord verification.
Lease Agreement
Ensuring that proper leasing documentation, disclosures notices, and receipts are submitted to tenants and owners as regulated by state and local laws.
Money Management
Managing security deposits as regulated by state and local laws. Collection of monthly rents and depositing net income in owners accounts.
Financial Statements
Generating monthly and annual financial statements for owner.
Tennant Communications
Communicate with Tenants
Respond to tenant inquiries and maintenance requests, including 24/7 emergency support.
Management of Leases
All written and verbal communication regarding lease terms, payments, and rent increases. Timely renewal process notification to tenants.
Late Fees
Enforce and collect all late fees. Treatment of delinquent tenants.
Evictions
Coordinate or deliver all necessary notices pertaining to eviction or termination of lease. Coordinate with owner, attorney and tenants in the case of an eviction or termination of lease.
Maintenance & Repairs
Communicate with Tenants
Negotiate maintenance and repair rates with all contractors.
Coordinate Repairs
Coordinate with contractors for all preventative maintenance issues such as HVAC cleaning, filter changes, lawn servicing, snow removal or cleaning.
Managing Repairs
Manage repair requests by coordinating with all contractors and tenants in a timely and efficient manner until repairs are completed.
Maintenance & Repair Payments
Billing and receipt documentation, as well as communication with owner for repairs and maintenance.
